When selling, we will be on hand to photograph your property and compile a glossy brochure detailing the specifications and features to maximise the main selling points of your home. We will arrange for a board to be erected (optional) outside you property and distribute your brochure details to our extensive database of clients. Your Property details will also be shown on online portals such as Rightmove to generate a nationwide marketing campaign.
EPC’s (Energy Performance Certificates)
An EPC is a report which measures the energy efficiency of your property and offers recommendations on improving your rating. All residential and commercial properties in the UK which are marketed to sell/Let require an EPC. Joe O’Halloran (Proprietor) is a qualified Domestic Energy Assessor (DEA) and as Sole Agents can carry out this report FREE OF CHARGE.

Choose and Instruct a Solicitor
Once an acceptable purchase price has been agreed between two parties, you will need to instruct the services of a Solicitor.
On a Sale, they will request the deeds of the property and prepare draft contracts which will be sent to the purchasers Solicitor. They will also send out fixture and fittings and Leasehold information forms where required.
On a Purchase, they will request for local searches upon receipt of the draft contracts.
Once the sale of your property has been agreed, the majority of responsibility leaves the estate agents however, Solent Estate Agents prides itself on good communication so expect to hear from us with regular updates.
On any purchase requiring funding, an application for a mortgage will need to be made. Solent Estate Agents work with local mortgage brokers so please ask if required.
The purchaser’s mortgage company will initially approve the application subject to a survey which will ascertain the condition and value of the property. Generally, most mortgage companies will instruct a standard mortgage valuation survey however, this may lead to more specialist reports.
After the survey has been completed, further reports may be requested: Timber & Damp Report, Roof Report, Structural Survey, Drainage Report, Tree Report, Electrical & Gas Check.
On completion of a successful survey, the mortgage company will confirm their offer which will be sent the purchasers solicitor.
Signing Of Contracs
Once both solicitors are happy with all the information gathered, you will be asked to attend the solicitor’s office to sign the contract in place for the exchange. When all parties in the chain have signed the contract, mortgage offers been received, replies to all enquiries answered, local searches received and deposit monies cleared, the solicitor will instruct an exchange of contracts.
This is the day all parties can move. When all funds have been transferred the solicitor will phone the estate agent to give permission to release the keys.
